Parking

Parking on Pickawillany residential streets is not allowed. Primarily this is for fire safety reasons to guarantee ready access of fire engines in case of fire. But such restriction also promotes the safe and free access of all residents to their respective units.

Excerpts from Declarations

The following covenants and restrictions as to the use and occupancy of the property shall run with the land and be shall be binding upon each unit owner and occupant.

N. Vehicles

The Board may promulgate rules and regulations restricting or prohibiting the parking of automobiles, inoperable vehicles, unlicensed vehicles, trucks, boats and recreational vehicles on the condominium property, or parts thereof, and may enforce such regulations or restrictions by levying enforcement charges, having such vehicles towed away, or taking such other actions as it, in its sole discretion, deems appropriate”. Resolution adopted 08/03/2022: No one may park a vehicle that by the fact of its size and or method of parking blocks access to a dumpster in a manner that prevents the servicing company from emptying it or otherwise blocks access to common elements in a manner that in the complete discretion of the Board, interferes with the maintenance of the Condominium.

6. Common Areas and Facilities

D. Limited Common Areas and Facilities; Use Definition.

Each unit owner is hereby granted an exclusive and irrevocable license to use and occupy the limited common areas and facilities located within the bounds of that owners unit or which serve only that unit. The limited common areas and facilities with respect to each unit shall consist of:

(vi) Garages and parking spaces which shall serve only the unit and which are identified with such unit on the drawings: in addition to garages, each unit has one parking space identified with such unit—all remaining parking spaces shall be part of the common areas and facilities and shall be subject to the mutual use of all units, subject, however, to the bylaws or rules of the association.

The space in front of your garage door is not a designated parking place and should be kept clear. In many cases parking in this area severely restricts your neighbor’s access to their garage. Please respect your neighbor by advising your guests and or maintenance/repair workers of the appropriate place to park their vehicles so as not to block your neighbor’s access.

NOTE: Parking in front of an unit’s assigned garage may be acceptable where space allows and there are no complaints from Unit Owners sharing the parking areas adjacent. Interference, blocking or encroaching on a neighbor’s ability to use their assigned parking may result in towing the vehicle at the owner’s expense.
