CPS BEGINS JUNE 1ST

Dear Pickawillany Unit Owners

Capital Property Solutions (CPS) has been selected by the Board of Directors of Pickawillany Condominium Unit Owners Association to be your new full-service association management company. CPS is a well-established association management company that has been providing real estate management services in Central Ohio for more than 32 years.

Their dedicated team of association management professionals looks forward to working with your association to achieve the goals established by your community elected Board of Directors. One of those goals is to enhance communication and transparency with the community to foster a cohesive, transparent relationship. As an owner, you will receive prompt responses when you contact our office. To best fit with the way you like to communicate, you may contact us by calling, emailing, and submitting online requests through your owner portal.

You are welcome to call or email our office with any of your association needs.

The office is open from 9:00 AM – 4:30 PM Monday through Thursday, and from 9:00 AM – 4:00 PM on Friday.

written correspondence to PO Box 630, Worthington, Ohio 43085.
Assessment (dues) payments can be mailed to P.O. Box 93003 Las Vegas, NV 89193.

WEB PORTAL

Portal Login: If you do not receive the email link with your login information within the next seven days, you can request access by going to this link “portal.cpscolumbus.com” then clicking “Sign Up”. You will need your account number and registration key for this process. Once you are logged in, you can make online payments, review association documents, submit a service request, and take many other actions. Until we receive your account balance or credit from the previous management company, you will not be able to view this information. It can take up to 60 days from the management transition date to receive, review, and update this information on your portal.

EMERGENCY MAINTENANCE

Emergency maintenance service is available for association-maintained items. To request emergency
maintenance service, please call (614) 481-4411 24/7. When calling after normal business hours, you
will be prompted to press 1 to reach the emergency service department. If the association does not
consider your request an emergency as defined in the emergency after-hours service list located on the
association portal, your call will be returned the next business day to discuss the requested service.
Calls placed to the emergency service department that are not an emergency may result in the owner
being assessed a maintenance charge of $25.

 

 

 


 


WHAT TO DO WITH HAZARDOUS WASTE

What do you do with old motor oil, batteries (including alkaline, computer, vehicle, etc.), fluorescent light bulbs, antifreeze, fire extinguishers, insecticides, rat poison, oil based paints, etc.?  Check out the information provided by Swaco on their website regarding the handling of hazard waste: https://www.swaco.org/195/Household-Hazardous-Waste

Swaco will take oil based paint for no charge.  Latex paint is not considered hazardous but it must be dried before putting into regular trash.  Mix an equal amount of an absorbent material such as cat litter into the paint can and allow the paint to dry.  Or you can use sawdust, plaster of Paris, Oil-dri, or a product called waste paint hardener which can be purchased at home improvement stores or Amazon.


LOCK BOXES

Reminder for those who wish to have the code changed on the lock box installed on the exterior of the unit(s) please contact Secure-A-Key directly at secureakey@woh.rr.com or by phone at 937-408-8761.  If there is a problem due to malfunction there is a warranty against any mechanical defect, but not for physical abuse of the lock box.  New owners who wish to have the code reset for their use, may contact the company to schedule an appointment and note there is a fee for this service.


RENEWAL OF INSURANCE CERTIFICATES

If you receive a letter from your lender/mortgage company requesting updated information on the Pickawillany Master Insurance Policy, please contact Bowers Insurance Services, Inc at 614-850-9244.  They usually ask for your loan number which is why you need to contact them directly.

The Pickawillany Master Insurance Policy was renewed in September with Bowers Insurance Services, Inc  The new policy will expire on 9/9/24.

Please don’t dig without calling OUPS!

The Association has some very shallow utility lines, and OUPS will mark them for free. Please call 8-1-1 or access homeowners tab on www.oups.org. Please help keep us all safe!
